Visited site today to find almost completed frame. Noticed issue with position of several windows. Will discuss the matter with SS on Monday.

Site Start
Our site finally started on March 2nd. Given the construction timeframe of 183 calendar days we expect completion in early September (keeping fingers crossed).

Site Costs
Soil test came out as “M” class slab with need for extra piering due to proximity to easement and a nearby tall tree. The total site costs including reticulated termite protection system was quoted at 11.8K.
Major Variations
The standard Heywood 29 offered by Porter Davis at list price is a basic design and we found that we had to upgrade quiet a number of things to meet our requirements.
Structural Variations
* Added eaves due to covenants
* 2.74m high ceilings throughout the home
* Raised ceilings by additional 300mm in the family and kitchen area
* Alfresco option
* Brickwork over garage door
* Converted Bedroom 4 into Study (deleted wardrobe, relocated door)
* R3.5 insulation batts to ceiling
* R2.0 insulation batts to external walls
* Reticulated termite protection system in lieu of final spray
Doors and Windows
* Added sliding doors to ensuite, WIR, rumpus
* 4-panel doors
* Deleted a window in the ensuite and a narrow window in the rumpus
* Upgraded to taller bi-folds and windows to match our 9” ceilings
Cabinets and Appliances
* Island bench option
* 40mm Caesar Stone bench to the kitchen
* 20mm Caesar Stone benches to the ensuite and bathroom
* Overhead cabinets to the kitchen
* Pot drawers and under bench microwave space
* Glass canopy rangehood

* Upgraded to three-phase electrical power
* Exhaust fan to laundry
* Downlights
* 2-way switches, dimmer switches

Earlier last year my lively wife and I finally decided to commit our efforts and resources to a challenging task of building our new home. After much consideration we bought a generously-sized block of land in one of Melbourne's North-East suburbs just 30 km from the CBD, and in November we signed a home construction contract with Porter Davis Lifestyle to build Heywood 29. The admin stage was finalised by the end of February and our site has just started last week.
